GUILDERLAND, N.Y. – Hamilton Parc, the Capital Region’s newest active adult community for independent senior living, will soon fulfill a critical need for older adults. Despite New York being home to 4.6 million residents over the age of 60, independent senior living development has remained stagnant following the COVID-19 pandemic.

Hamilton Parc recognizes that the needs of independent seniors in the Capital Region are too great to ignore, and we’re committed to offering a luxury active lifestyle at an affordable rate,” said Arye Schwimmer of Webster Management, the group managing the project on behalf of the developer, The Markstone Group.

Hamilton Parc includes amenities such as an on-site member salon and spa, indoor pool, golf simulator, game room and a fitness center, as well as generous outdoor hiking trails reaching across several acres of property. Residents can choose to take part in scheduled classes and nightly activities.

Hamilton Parc also offers seniors some attractive rental control options. Seniors can sign a pre-lease commitment that limits rental increases for five years to no more than 2% a year. Pre-leased residents may also opt for a home sale contingency, allowing them to hold their rent payment and move-in date until their current home is successfully sold.

“We believe these measures will relieve the stress and uncertainty about moving, and when you combine that with the amenities and services Hamilton Parc will offer, we strongly believe this is a community older adults will want to be part of,” said Schwimmer.

The first phase of the Hamilton Parc project, which is nearing completion, includes 130 units. An additional 25 units will open shortly afterwards. Construction on Phase Two is already underway and will include 101 units, bringing available units to a total of 256.

“Parc Life embodies all the comforts of home, without the stress and challenges of homeownership. We look forward to welcoming the growing active living community of the Capital Region to the Parc in the coming months,” added Schwimmer.
